Sunrooms: Lifestyle vs. Value
Sunrooms are popular, but they return lower ROI than most other addition types, typically 50–60%. They're not climate-controlled the same way conditioned living space is, and appraisers value them accordingly. That said, a well-built three-season sunroom significantly extends the usable season of your outdoor living and is deeply valued by homeowners who actually use them.

Room additions are among the most expensive remodeling projects because they involve foundation work, framing, roofing, insulation, HVAC integration, electrical, plumbing (if a bathroom is included), and interior finishing. Material costs are only part of the picture. Labor for structural work is a significant component.
A realistic starting point for most additions in Ohio is $150–$300 per square foot for conditioned space. Finished basement square footage costs significantly less.

Any structural addition requires permits, and in Ohio, permitting requirements, timelines, and costs vary significantly by municipality. A project that takes four weeks to permit in one township might take four months in another.
